Here’s why buyer’s agents should always be in reconnaissance mode.

Something strange happened recently: I closed escrow on a house with 12 offers over list price, but I only heard from two buyer’s agents. The other 10 buyer’s agents just sent me their offer and an email that essentially read, “Hey, here’s my offer. Thank you very much. Please let me know how things are doing.” Wow, that’s certainly not doing the most for their client. 

You, the buyer, should reach out to your agent and make sure they’re emailing or calling the listing agent to find out any information that could help you buy the property. What does the seller want? Are they looking for a larger deposit? Would they like a longer escrow or maybe a shorter escrow with a rent back so they have plenty of time to get out of the house? 

Your agent should be doing the most to help you win the home.

Have your agent ask the listing agent if their seller has had any pre-inspections done. When I sell a house, I do home, termite, and rental inspections. Your agent can verify that the seller whose house you’re interested in has had these done already, which will allow you to then present a much stronger offer.
